Property prices are rising in some regions and suburbs, but continue to fall in others

One Roof figures show the national average property value has barely changed in the past year.

Average values dropped in Auckland, Marlborough, Nelson and Wellington - but rose in Southland, Canterbury and the West Coast.

The hottest prices in the country are at Omaha - in Auckland's north - where values are up 4.5 percent in just three months.
